The estate is a former sugar plantation, and that is the history of luxury residential in Mauritius in one record. The island's old landowning groups converted cane land into resort estates once the Integrated Resort Scheme let foreigners buy. Heritage Villas Valriche sits on the 2,500-hectare Domaine de Bel Ombre, and since 1 July 2020 it has belonged to Rogers Group, a Mauritian conglomerate founded in 1899.
Two hundred and eighty-eight villas within a 105-hectare development, two five-star hotels, a beach club, and the Heritage Golf Club — Le Château, voted the Indian Ocean's best course eight years running, and La Réserve Golf Links, opened in December 2023 and host of the AfrAsia Bank Mauritius Open. It is also one of few schemes that sells serviced land to foreigners — a plot to build on, rather than a finished villa. A South African couple's villa on plot 232 was reported at about USD 2.5 million.
Fiscal policy moved this market on a date the register can name. The 2021–22 national budget cut the IRS land acquisition tax, and the developer recorded eight plot reservations within two months. The launch year is given by the developer's own site as both 2007 and 2008.
Who it is not for
Not for a buyer who wants a new estate: this one began in 2007 or 2008 and is nearly sold. Not for anyone treating the golf as ownership — it is access through the estate, not title.
