Soneva Jani Villa Ownership

Brilliant Addresses granted this atoll on three anchors, and only one of them is a record for this register. Cheval Blanc Randheli is a resort of forty-odd villas — its *Private Island* is a bookable four-bedroom house on a hectare, not a sale — and Velaa is a resort too. Both are proper anchors for a gazetteer of places. Neither is a residence. The atlas and the register count different things standing in the same water, and this record is the only one of the three that belongs here.

Soneva Jani is the second property in the Villa Ownership scheme Soneva opened in 2011, the first offering of Maldivian resort real estate to a foreign buyer. Villas of one to six bedrooms, over-water and on the island, in one of the lowest-density resorts in the country.

Tenure is renewable leasehold, as at Soneva Fushi two atolls south, because Maldivian law does not permit foreign freehold — and the register records it rather than letting *for sale* stand in for ownership. Owners join the managed rental programme. An off-plan two-bedroom was given at AED 18.4m as of the third quarter of 2024.
