Soneva sold the first Maldivian resort real estate a foreigner could hold, and what it sold was not freehold. The Villa Ownership scheme opened in 2011 at the request of returning guests. Maldivian law does not permit foreign freehold, so what changes hands is a renewable leasehold with the resort as manager — and a buyer who reads only the price and the floor area will not learn that from the brochure.
The register records tenure separately from access for exactly this reason. *For sale* and *owned outright* are not the same statement, and across this register they diverge in the Maldives, in Thailand, in Indonesia and in parts of the Gulf. It is the first question to ask and the last one most listings answer.
The villas sit in dense jungle on a hundred-acre island inside the Baa Atoll UNESCO Biosphere, reached only by seaplane from Velana. Owners join a managed rental programme that yields against the carrying cost. Published figures diverge — built area is given as 365 to 1,824 square metres in one account and up to 3,700 in another, and the seaplane transfer as thirty minutes and as forty-five. The record carries both and chooses neither.
Who it is not for
Not for a buyer who wants freehold: this is a lease, renewable, on an island where the alternative does not legally exist. Not for anyone who wants to arrive unannounced — every visit is a scheduled seaplane, and the island is a closed system with one operator running everything on it.
