The Residences at Mandarin Oriental Mayfair
22 Hanover Square, Mayfair. Eighty homes and fifty hotel rooms behind one Rogers Stirk Harbour façade — the residences finished first.
More homes than rooms, which is the whole shape of the building. 22 Hanover Square holds eighty residences — suites and one-, two- and three-bedroom flats with two rooftop penthouses — and a fifty-key Mandarin Oriental, across some 190,000 square feet with 4,500 more of retail. Rogers Stirk Harbour + Partners designed it for Clivedale London; Thomas Juul-Hansen did the residential interiors, Studio Indigo the guestrooms and Curiosity the hotel's public rooms. The residences completed in 2023 and the hotel opened in 2024.
The register's second Mandarin Oriental in London, and the reverse of the first. South Bank is a tower where the hotel carries the address; here the hotel is the smaller half of a Mayfair block and the residents' 25-metre pool and spa are the reason the hotel exists at that size. Prices were published from GBP 1.95 million in August 2017, which the register records with its date and does not carry forward.
Who it is not for
Not for a buyer who wants a large lateral flat: the biggest are three bedrooms and two penthouses.

30.09.2026 · Three London records, and the building that had the service without the name
The Residences at Mandarin Oriental Mayfair — 80 homes and 50 hotel rooms at 22 Hanover Square, Rogers Stirk Harbour + Partners for Clivedale, interiors by Thomas Juul-Hansen. More homes than rooms, which is the shape of the deal: the residents' 25-metre pool and spa are why the hotel exists at that size. The reverse of the register's other London Mandarin Oriental, on the South Bank, where the hotel carries the address.
Investment migration — the facts the rule turns on
The rule for United Kingdom: No property route — checked 24.09.2026.
The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
