The Peninsula Residences London

1–5 Grosvenor Place, Hyde Park Corner. Twenty-five flats above the Peninsula's first European hotel — on a 150-year lease from Grosvenor.

Editorial entry · sources recorded · property confirmation pending

The Kadoorie family built it and kept it. The Peninsula London occupies 1–5 Grosvenor Place at Hyde Park Corner, designed by Hopkins Architects for The Hongkong and Shanghai Hotels, which took full ownership of the site in 2016 and opened the hotel in 2023. Above it sit twenty-five private residences of one to four bedrooms with interiors by Peter Marino Architects — two-bedroom flats around 2,200 square feet, three-bedroom ones over 4,000 — and by January 2023 more than sixty per cent had been sold off-plan, all off-market, with the strongest interest reported from North America.

Two facts here are unusual enough to be the record. The first is the tenure: this is a 150-year lease with Grosvenor still the landlord, which is the estate structure of Belgravia rather than the freehold most branded residences sell. The second is that the operator is the owner — HSH built the building, runs the hotel and manages the flats, so the buyer is not relying on a licence that can lapse. Counts differ by source: twenty-five residences and 190 keys in the developer's own press of 2021, twenty-six and 189 in the building record; the register carries twenty-five and names the other.

Who it is not for

Not for a buyer who wants freehold: this is a lease, and Grosvenor is the landlord.

Investment migration — the facts the rule turns on

The rule for United Kingdom: No property route — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
