Waldorf Astoria Marbella
A hundred and twenty keys and a hundred and twenty residences for 2029, with the architects to be chosen by competition and the tenure unstated.
Hilton announced this one itself, and left out the two things a register wants. The deal was signed in New York on 5 November 2025 and released on 15 December: 120 keys and 120 residences, opening 2029, developed by Higuerón Developments. Hospitality Net's copy of the release reads “120 branded residences”. Hilton does not say whether the residences are sold or let — so the tenure field says exactly that, and does not assume the ordinary answer.
The architect is a competition, not a name. Hilton's own words: “three Pritzker Prize-winning architects, who are currently working on its conceptual design competition.” Three laureates named as a category and none as a person — the register prints the sentence and leaves the field unnamed. The golf redesign is attributed: Robert Trent Jones Jr., reworking the 1994 course of Robert Trent Jones Sr.
The developer is the other half of this sweep's concentration. Higuerón Developments holds this Waldorf Astoria and, under Higuerón Real Estate, the 164 South Residences and the 32 Leiro Residences at Fuengirola that the register writes alongside it. Four records in this sweep sit with Sierra Blanca Estates, three with Higuerón, two with Dar Global and two with RGZ. Eleven of the sixteen rows on this coast belong to four counterparties.
The Spanish government has published the investment, which is an unusually firm second source for an announcement: Invest in Spain carries the Hilton arrival as inbound investment. The register treats that as corroboration of the deal, not of the counts — a ministry repeating a brand's figures is still the brand's figures.
Not for a buyer: nothing is for sale, no tenure is stated, and the architect has not been chosen. Not for anyone who needs to know whether these 120 residences can be owned at all.

A reader sent a link and said: look, there are residences in the Spanish mountains. There are — and the hotel is selling its own rooms. The Mountains at Pradollano: “You buy a hotel room and at the same time you sign a lease contract with the hotel.” Thirty-seven rooms with independent Land Registry entries, from EUR 257,000, and owner use capped at 30 nights a year or 60.
Investment migration — the facts the rule turns on
