Suites Avenue

Forty-one apartments behind Toyo Ito's rippling façade on Passeig de Gràcia. The largest branded rental block the register could verify in the city — and the operator calls it both an apartment building and a hotel.

The count and the architect are the operator's own. Derby Hotels Collection: “An avant-garde building with 41 luxury apartments and personalised VIP assistance”, “built in 2009 by the famous Japanese architect Toyo Ito”. At forty-one units it is the largest single branded rental inventory the register verified in Barcelona — larger than Majestic Residence's twenty-eight and larger than anything for sale in the city except Mandarin Oriental's thirty-four.

The operator's own words point two ways about what it is, and the register prints both. The page is titled Suites Avenue Hotel and lists 24-hour room service; its description calls the units “luxury tourist apartments ideal for medium to long-term stays in Barcelona”. The second phrase reads as apartaments turístics — a tourist establishment under Title I of Decret 75/2020, which is not the class Barcelona is extinguishing. The first reads as a hotel. No registration number is published and the register therefore states no licence class, which is the honest answer for every rental row in this city.

Toyo Ito on Passeig de Gràcia is the reason this building is known, and it is worth separating from the reason it is here: the marque that makes it a branded residence is Derby Hotels Collection's, a Barcelona hotel group, and not the architect's. The register holds it on the hotel-branded shelf with the tenure stated as let, and records that the operator publishes no street number on an avenue where the number is most of the address.

Who it is not for

Not for a buyer — nothing is for sale. Not for anyone who needs the exact address or the licence: the operator publishes neither.

15.10.2026 · Barcelona has two residences for sale and four for rent, and the four would not have been records yesterday

The city, swept properly, is close to empty on the sale side and not empty at all on the other. For sale: Mandarin Oriental Residences, re-read at the operator this week, and Antares at Diagonal Mar — 88 condominiums by Odile Decq, whose own project site publishes neither the count nor the address, and whose price-from differs from its agent’s by EUR 275,000. Casa Burés, 26 residences in a Berenguer house of 1900, is published with its tenure open because no party entitled to say the homes were sold has said it. For rent: Majestic Residence (28), Suites Avenue (41, Toyo Ito, 2009), Murmuri Residence Concepció and Mercer’s five duplexes in the Palau Moxó. Marriott’s own press release calls Casares “Marriott’s first branded residence in the country”, which is operator-side evidence that the gap in Barcelona is real and not merely unfound.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
