St. Regis Marbella Resort

A beachfront site that has been a W and is now called a St. Regis, with a licensed urbanisation, no operator confirmation and three irreconcilable counts.

Editorial entry · sources recorded · property confirmation pending

The marque on this record is not confirmed by the marque. The site was presented as W Marbella; it is now written up as St. Regis Marbella Resort. The register found no Marriott first-party release for the rebrand, and the local trade press states plainly that “Developers have not confirmed an operator”. So this record carries a brand nobody with the right to grant it has mentioned — and the brand-licence field says so rather than implying a licence from the name alone.

The one hard fact is municipal. Marbella's town hall approved the urbanisation licence on 12 May 2026; construction is expected from 2026, completion 2031, at about EUR 500m. The developers are Platinum Estates of Hong Kong, of Harry Mohinani, with Sierra Blanca Estates — the fifth appearance of that developer in this sweep.

The counts cannot be reconciled and the register does not try. One outlet gives 151 residences; another gives 180 residences and 150 keys, attributed to “recent public reporting” with no source named; the earlier W scheme was published as a 186-room hotel with 89 apartments and 109 residences. The inventory field is empty. Reservations, the agent says, “are not yet available”.

Rockwell Group appears here and at Mandarin Oriental's 2007 Marbella release, the one the register is holding unpublished because it has no sequel. The same designer, the same coast, nineteen years apart, both times on a scheme whose brand was announced by someone other than the brand.

Not for a buyer: nothing is for sale, no operator has confirmed it is involved, and the three published counts share no figure. Not for anyone treating the St. Regis name here as a licence — the register could not establish one.

In the journal

26.10.2026 · A three-star hotel in a ski station sells its own rooms, and an article of Andalusian law says why the owner gets sixty nights.

A reader sent a link and said: look, there are residences in the Spanish mountains. There are — and the hotel is selling its own rooms. The Mountains at Pradollano: “You buy a hotel room and at the same time you sign a lease contract with the hotel.” Thirty-seven rooms with independent Land Registry entries, from EUR 257,000, and owner use capped at 30 nights a year or 60.

Investment migration — the facts the rule turns on

The rule for Spain: Closed to property — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
