Murmuri Residence Concepció

The operator says what it is in its own page heading: “The Perfect Holiday Apartments to Rent in Barcelona City Centre”, offering “the perfect balance of urban convenience and tranquility” at Passatge de la Concepció 13, the lane off Passeig de Gràcia. The letting is not inferred here; it is the headline. What the operator does not publish is how many apartments there are, and neither does the trade press, so the inventory line is empty rather than estimated.
The interesting fact is the one the operator did not publish either. Alimarket, the Spanish trade press, describes the property as an “aparthotel… operado por Majestic Hotel Group”. In Catalan law that is a different animal from a holiday flat: Decret 75/2020 puts establiments d'apartaments turístics and hotels apartament in Title I of Book Two as tourist establishments, and habitatges d'ús turístic in Title II as dwellings — and Decret llei 3/2023, the instrument extinguishing Barcelona's 10,101 licences, refers only to habitatges d'ús turístic.
An apart-hotel is not being extinguished in November 2028. A dwelling on a HUT registration is.
So the register records a possible hedge and does not assert it. Its sister property under the same group — Majestic Residence, a kilometre up the same avenue — publishes twenty-eight tourist-rental registration numbers, which is the HUT side and the side that ends. This one is called an aparthotel by press and publishes no registration number at all. If both readings hold, one operator is running two licence classes under one brand family, on either side of the same extinction — which would be the most interesting single thing in Barcelona's rental market and is, today, a question for the operator rather than a finding of the register's. No Barcelona operator the register reached publishes its registration number.
The scarcity on the surviving side is worth the reader's attention. The Ajuntament's own accommodation report counts 29 hotel-apartament establishments and 12 apartaments turístics in the whole city, against 9,536 habitatges d'ús turístic. Barcelona's municipal broadcaster puts active apartaments turístics licences at thirteen. Whichever class this building holds, there are very few of them.
Who it is not for
Not for a buyer — nothing is for sale. Not for anyone who needs to know whether the licence survives 2028: the operator publishes no registration number, and the register will not infer one from a trade-press label.

The city, swept properly, is close to empty on the sale side and not empty at all on the other. For sale: Mandarin Oriental Residences, re-read at the operator this week, and Antares at Diagonal Mar — 88 condominiums by Odile Decq, whose own project site publishes neither the count nor the address, and whose price-from differs from its agent’s by EUR 275,000. Casa Burés, 26 residences in a Berenguer house of 1900, is published with its tenure open because no party entitled to say the homes were sold has said it. For rent: Majestic Residence (28), Suites Avenue (41, Toyo Ito, 2009), Murmuri Residence Concepció and Mercer’s five duplexes in the Palau Moxó. Marriott’s own press release calls Casares “Marriott’s first branded residence in the country”, which is operator-side evidence that the gap in Barcelona is real and not merely unfound.
