Mercer Residences Palau Moxó
Five units in the eighteenth-century Palau Moxó on Plaça de Sant Just. The register's most borderline Barcelona record, published with the border visible.
The operator brands these as residences and describes them as suites, in the same breath. Mercer's portfolio navigation files the property under Mercer Residences Palau Moxó; the property page calls them “five exclusive, high-end suites” and “Independent duplexes”, and says “Mercer reopens the iconic Palau Moxó”. It never says whether they are let or sold, and gives no tenure, no price and no term.
Under §106 the test is whether there is a residential inventory distinct from the hotel's keys, and here the answer is yes by a building. The Palau Moxó is its own eighteenth-century palace on Plaça de Sant Just, not a floor of the Mercer Hotel Barcelona, and the five units are duplexes rather than rooms. That is what carries it over the line. What would have failed it is the thing the register rejected elsewhere in this sweep — Rosewood Munich's five “houses”, which are hotel suites named for Bavarian royalty and offered for the night, with no inventory of their own.
The register publishes this one with its border visible rather than resolving it quietly. Five units, a palace, a marque the operator uses, and a tenure nobody has stated. Any of those could change the record: a letting term would make it a rental residence, a sale would make it the third for-sale address in the city, and a statement that these are hotel suites in a second building would withdraw it. The honest state of a borderline record is a published border, not a confident side.
Who it is not for
Not for a buyer or a tenant who wants to know which they would be: the operator states neither. Not for anyone who wants scale — there are five.

15.10.2026 · Barcelona has two residences for sale and four for rent, and the four would not have been records yesterday
The city, swept properly, is close to empty on the sale side and not empty at all on the other. For sale: Mandarin Oriental Residences, re-read at the operator this week, and Antares at Diagonal Mar — 88 condominiums by Odile Decq, whose own project site publishes neither the count nor the address, and whose price-from differs from its agent’s by EUR 275,000. Casa Burés, 26 residences in a Berenguer house of 1900, is published with its tenure open because no party entitled to say the homes were sold has said it. For rent: Majestic Residence (28), Suites Avenue (41, Toyo Ito, 2009), Murmuri Residence Concepció and Mercer’s five duplexes in the Palau Moxó. Marriott’s own press release calls Casares “Marriott’s first branded residence in the country”, which is operator-side evidence that the gap in Barcelona is real and not merely unfound.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
