Majestic Residence

Twenty-eight apartments in the building opposite the hotel, on Passeig de Gràcia. Not for sale, and the register's first record whose decisive field is the licence it operates on.

Editorial entry · sources recorded · property confirmation pending

The operator publishes everything except a price to buy, because there is nothing to buy. The Majestic Hotel Group's own page gives twenty-eight apartments in the building opposite the Majestic Hotel & Spa at Passeig de Gràcia 68–70: 55 and 70 square metres, a 70-metre Eixample apartment, one of 100 with a terrace, and a 170-metre duplex of four bedrooms sleeping eight. It calls them “the holiday apartments of the Majestic” and describes the product as an accommodation concept with access to the hotel's services. It publishes twenty-eight tourist-rental registration numbers. Nothing on the page concerns ownership.

This card exists because a reader asked for Barcelona to be swept including the rental ones. Under the rule the register wrote a day earlier — a residence enters when a party entitled to sell it says it is for sale — Majestic Residence was not a record. The register then checked its own data and found five published cards already carrying the declared tenure Not offered for ownership: Four Seasons Place Hong Kong, Rosewood Residences Hong Kong, K11 ARTUS, St Regis Saadiyat and St Regis Bermuda. The rule had been false when it was written. §106 corrects it: the screen is a residential inventory distinct from the hotel's keys, and sold-or-let is the tenure field's answer.

And a let residence has a field a sold one never needs. Those twenty-eight registrations are habitatges d'ús turístic, and Barcelona intends to end all 10,101 of them. The instrument is the Generalitat's — Decret llei 3/2023 gives a holder five years from entry into force to obtain a new urban-planning licence “o bé cessar la seva activitat”, with one extension of up to five further years on application — and the decision is the city's. Laia Bonet, first deputy mayor: “Aquestes activitats acabaran la seva vida útil el novembre del 2028.” The register publishes that date as a derivation, because the decree fixes a five-year term and not a calendar day, and a holder who successfully invokes the extension runs to roughly 2033.

The register's new Operating licence field starts here, and it starts with the most useful question a reader of a branded rental residence can ask: on what licence, and until when? A branded residence that is let is a licence as much as a building — and the group appears to be hedging across both sides of the extinction, because trade press describes its sister property on Passatge de la Concepció as an aparthotel, which is a different class and is not being extinguished.

Who it is not for

Not for a buyer: nothing here is for sale, and the register says so in the tenure field rather than by omitting the building. Not for anyone who wants the licence beyond 2028 guaranteed — the city has stated it will not renew.

15.10.2026 · Barcelona has two residences for sale and four for rent, and the four would not have been records yesterday

The city, swept properly, is close to empty on the sale side and not empty at all on the other. For sale: Mandarin Oriental Residences, re-read at the operator this week, and Antares at Diagonal Mar — 88 condominiums by Odile Decq, whose own project site publishes neither the count nor the address, and whose price-from differs from its agent’s by EUR 275,000. Casa Burés, 26 residences in a Berenguer house of 1900, is published with its tenure open because no party entitled to say the homes were sold has said it. For rent: Majestic Residence (28), Suites Avenue (41, Toyo Ito, 2009), Murmuri Residence Concepció and Mercer’s five duplexes in the Palau Moxó. Marriott’s own press release calls Casares “Marriott’s first branded residence in the country”, which is operator-side evidence that the gap in Barcelona is real and not merely unfound.
