Four Seasons Marbella Resort
Richard Meier at Río Real, with the brand silent, the developer's own counts five years apart, and commercialisation not expected before 2027.
The brand has not spoken. Everything the register holds comes from Immobel, whose 2021 release says the hotel will be “operated by Four Seasons Hotels & Resorts”, and whose 2026 statement moves the project into “a clear and executable phase” with “commercialisation of the residential programme… expected to begin in 2027”. No Four Seasons release, page or statement on Marbella was found. For a marque this size that silence is itself the record's most useful fact.
The developer's own counts move, and the agent's differ again. Immobel's 2021 release gives no counts at all. Immobel via Hosteltur in April 2026 gives 105 hotel rooms and roughly 40 apartments, 54 townhouses and 33 villas — about 127 residences. The selling agent publishes a 165-room hotel with 260 private residences and 40 villas, and elsewhere “about 32 branded residences” and “up to 166 homes” from the town-hall approval. The register's inventory field is empty and every figure is printed with the speaker who published it.
Richard Meier is the firmest thing here. Immobel names him as architect, with Tara Bernard and Martin Brudnizki on the hotel and beach-club interiors and Patrice Marchal on landscape. The investment is given as EUR 740m in the 2021 release; the partial plan is in force and permits are pending.
The ownership has already changed hands once in public. Ricardo Arranz and the Villa Padierna group exited; Immobel and Fort Partners of Miami took control. A project whose residential count has four published values and whose operator has never commented is an announcement, and the register's status field says Announced — not Under Construction, whatever the phrase “clear and executable phase” suggests.
Not for a buyer: commercialisation is not expected before 2027, and the four published counts of the residential programme differ by a factor of eight. Not for anyone who wants the operator's own confirmation — Four Seasons has published nothing.

A reader sent a link and said: look, there are residences in the Spanish mountains. There are — and the hotel is selling its own rooms. The Mountains at Pradollano: “You buy a hotel room and at the same time you sign a lease contract with the hotel.” Thirty-seven rooms with independent Land Registry entries, from EUR 257,000, and owner use capped at 30 nights a year or 60.
