Fairmont Residences La Hacienda
Fairmont's first branded residences in Europe, and three counts from three speakers: thirty-one villas, forty-two residences, or thirty-six of fifty-one villas sold off.
Three parties have published a number and no two agree. Fairmont's own launch announcement of 4 June 2026 says 31 villas. ActivumSG, which bought the hotel for EUR 175m in August 2025, says 42 branded residences and 98 branded-residence keys. Accor and Millenium, back in September 2022, said 36 of 51 villas “will be sold to third parties”. Three speakers, three counts, and every one of them with a stake. The register's inventory field is therefore empty and all three figures are printed with their owners.
The asset buyer's phrasing is the interesting one: “98 branded-residence keys”. A key is a hotel's unit of account, not a home's — so the party that owns the building describes these residences in the currency of letting. That makes this the closest thing the coast offers to the structure the register has just recorded three times in Sierra Nevada, where buyers own hotel rooms under Ley 13/2011 art. 42 and cede their use to one operator. It is not that structure: nobody publishes a cession, a ten-year operator contract or an owner-use cap. But it is the only row on this coast where a residence is counted in keys.
Nobody names the developer of the residences. The brand's release does not; the resort's developer and the hotel's new owner are both on record for the asset rather than for the homes. The architects are named by Fairmont itself — dAAr Arquitectura with Studio i|b|u, on both architecture and interiors — which is firmer than most rows in this sweep.
The place is Sotogrande, in Cádiz, which puts this record in a different province from every other row here. The register files it under Sotogrande because that is the destination the atlas holds and the market uses; the municipality is San Roque. The hotel is open; the residences were launched in 2026 and the entry price of EUR 2.75m is the portal's headline, not the brand's.
Not for a buyer who needs to know what they are joining: the three published counts differ by a factor of three, and the party that owns the hotel counts these homes as keys. Not for anyone who wants the letting terms — no operator publishes them.
Who it is not for

A reader sent a link and said: look, there are residences in the Spanish mountains. There are — and the hotel is selling its own rooms. The Mountains at Pradollano: “You buy a hotel room and at the same time you sign a lease contract with the hotel.” Thirty-seven rooms with independent Land Registry entries, from EUR 257,000, and owner use capped at 30 nights a year or 60.
