The instrument is first-party here, which in this market is the rarer fact. MANTERA Group's own site names the participation contract, the escrow at Bank DOM.RF and federal law 214-FZ — a developer stating where the buyer's money sits, rather than an agent implying it. The building was commissioned in the third quarter of 2024. Sizes run 49.6 to 149.5 sqm with penthouses of 175.1 to 231.3.
And the residence count is published by nobody. The developer gives «пятизвездочный отель на 400 номеров» on the same site and no number for the residences. The register's inventory field is therefore empty on a finished building — the pattern this sweep found again and again, in which the party that knows publishes the hotel and not the homes.
Sirius is a federal territory, not part of Sochi, which is why this record's destination is not the city. It is a constitutional unit created in 2020 out of the Olympic Park, and it is not in the atlas; the register has now written two records there and will ask for it.
