The Ritz-Carlton's first Vietnamese address is a standalone, and a small one. The Grand Hanoi holds 104 apartments of 114 to 250 square metres over eight storeys and six basement levels at 22–24 Hang Bai in Hoan Kiem, a hundred metres from the lake, developed by Masterise Homes and managed by The Ritz-Carlton. There is no hotel in the building. It opened in 2024, and the developer's own page asks USD 25,000 to 28,000 a square metre.
That price is the fact worth holding. At the low end it is roughly VND 630 million a square metre, which puts a two-bedroom flat in Hanoi above the going rate for one in central Tokyo or Madrid. The register records it with its date and its source and makes no claim about whether it clears: a single asking price published by a seller is a price asked, and the register has no transaction to set beside it.
Who it is not for
Not for a buyer who wants hotel depth downstairs: the brand manages the building and the nearest Ritz-Carlton hotel is not in it.
