Park Hyatt Residences Phu Quoc is sixty-five villas across a 65-hectare site at Bãi Trường in Dương Tơ, with 1.7 kilometres of private beach: twenty Beach Villas of two to four bedrooms, ten three-bedroom Lake Villas, and thirty-four Hill Villas, usable areas from 765 to 1,256 square metres on plots of 1,520 to 2,523. Ar+d did the architecture, LTW Designworks the interiors, IntaraN the landscape and Flaming Beacon the lighting; BIM Land develops and Park Hyatt operates.
The rental terms are published, which is rare enough to be the reason to read the record. The owner takes forty per cent of revenue with a guaranteed annual rent on a three-year commitment, or takes a thirteen per cent discount on the purchase price instead and forgoes the guarantee, and either way keeps twenty complimentary nights a year. Most resort residences the register holds publish the existence of a programme and not its split; this one publishes the number, and the choice it offers is a priced question rather than a promise.
