Grand Marina Saigon

2 Ton Duc Thang, District 1. Eight towers and more than four thousand two hundred flats on ten hectares of river bank — and the developer calls it the largest of its kind in the world.

Editorial entry · sources recorded · property confirmation pending

The largest branded-residence project the register holds, by an order of magnitude. Grand Marina Saigon occupies ten hectares at 2 Ton Duc Thang on the north bank of the Saigon River in District 1: eight towers of 45 to 47 storeys over three and four basement levels, more than 4,200 apartments, architecture by Atkins with Aurecon, interiors by HBA and AB Concept, built by Delta and Newtecons for Masterise Homes and operated by Marriott International. It is Vietnam's first Marriott-branded residential complex and the developer describes it as the largest Marriott-branded residence project in the world.

Two marques on one site, and nobody publishes the split. The towers carry Marriott Residences and JW Marriott Residences, and no source the register has found says how many flats belong to each. The register therefore holds one record for the masterplan with both marques named, rather than two records with an invented division — and will split it the day a count is published. Phases were stated to open from the first quarter of 2023.

Who it is not for

Not for a buyer who wants scarcity: four thousand two hundred neighbours share the name.

30.09.2026 · Vietnam — four records, and the biggest thing in the register by a factor of thirty

Grand Marina Saigon is the largest branded-residence project the register holds and not by a little: eight towers of 45 to 47 storeys, more than 4,200 flats on ten hectares at 2 Ton Duc Thang in District 1, Atkins with Aurecon, interiors by HBA and AB Concept, Masterise Homes developing and Marriott operating. The developer calls it the largest Marriott-branded residence project in the world. Two marques share the site — Marriott Residences and JW Marriott Residences — and no source publishes the split, so the register holds one record naming both rather than two with an invented division.

Investment migration — the facts the rule turns on

The rule for Vietnam: No property route — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
