Nobu Residences São Paulo

Announced in 2017 for 2020, measured only in square metres, and now missing from both of the operator's own current listings while its page survives at an address nothing links to.

Editorial entry · sources recorded · property confirmation pending

Nine years on, every sentence about this project is still in the future tense. Nobu's own page: “this exciting launch into South America will be an integrated mix of a Nobu Hotel, Residences and Restaurant”; “Nobu Hospitality's first South American property will open in the Wall Street district of São Paulo”; and the residences given as “15,000 square meters of exclusive Nobu Residences” — an area, never a count. The 2017 announcement gives 150 hotel rooms and the same 15,000 square metres, “Scheduled for 2020”.

No party has ever stated how many homes there are. Not in 2017, not since, in any language. The register's inventory line is empty and the square metres sit in the prose, where two press conversions of the same figure differ by forty-one square feet. A development measured only in floor area is a development nobody has had to count.

The page has come loose from the operator's own site, and that is the finding. São Paulo does not appear in Nobu's hotel collection listing and does not appear among the twenty-five locations on its residences index. It survives as a standalone address plus a name in one pipeline sentence, and it carries no coming soon label where every other pipeline project does. Its own text is stale in two ways the operator could check: it calls itself “the second exclusive Nobu Residences project”, which the operator's own collection page contradicts by naming Los Cabos the inaugural one, and it dates its comparison to “the successful planning, launch and sales of Nobu Residences Toronto”.

The register publishes it as announced, and says why that is the honest state rather than the comfortable one. There is no evidence of construction, no evidence of cancellation, and no statement by Nobu, by Ester Endo, by Address Consulting and Associates or by Fabiano Barletta since 2017. Trade press was still listing it as forthcoming in 2025. Absence from two listings is a signal and not a source, and a register that declared it dead would be asserting something nobody has said. It stays announced, with its silence described.

One thing that is open in São Paulo is a restaurant, and it is not this. The Nobu São Paulo restaurant trades in Pinheiros, a different district from the announced Wall Street site, and is no evidence of the hotel or the residences.

Who it is not for

Not for a buyer, a reader or an investor expecting a building: nine years of future tense, no unit count ever published, and a page the operator's own listings no longer link to.

22.10.2026 · A marketing email named six Nobu addresses. The operator’s own index names twenty-five, and the register held eight.

A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
