Kempinski Laje de Pedra Residences
Canela, Serra Gaúcha. Kempinski. A 1978 modernist hotel on a cliff, reborn with 330 homes — some sold in quarters.
A modernist landmark brought back. Edgar Graeff, a disciple of Niemeyer, set the Hotel Laje de Pedra on a 400-metre cliff above the Quilombo valley in 1978; the Mercosur Treaty was signed in it. LDP Canela is restoring and extending it with Perkins&Will as Kempinski's first house in South America — 330 apartments of 54 to 290 square metres in some 61,000, with a 350-seat theatre, a convention centre, four restaurants and a rooftop bar over the valley.
Two things the register records carefully. The apartments are 330 in the trade press and 366 in the architects' own account. And some are sold in shared ownership — four co-owners to a flat, each using it about thirteen weeks a year — which is the fractional model the register last met at Palazzo Tornabuoni in Florence. The reopening was scheduled for 2024 and no source reached reports it.
Who it is not for
Not for a buyer who assumes sole ownership: part of this building is sold in quarters.

HOUSE-RULING-03 and -04 are dated 08.09.2026 and had never been read into this register. Reading §12 against the live files rather than against memory found most of it closed — the twenty-four wrongly reconstructed places rolled back, «— withdrawn —» gone from every code column, the tombstones published. Two things were not.
Investment migration — the facts the rule turns on
The rule for Brazil: Permanent residence for property — checked 24.09.2026.
The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
