Sofitel Residences Buenos Aires Madero

Puerto Madero, Buenos Aires. Sofitel. A hundred and eighty-eight homes rotated off the grid to face the river — due 2030.

Editorial entry · sources recorded · property confirmation pending

Argentina's first internationally branded residence. NorthBaires is building 188 Sofitel homes in a 43-storey, 140-metre tower at Dock 4 in Puerto Madero, drawn by BMA with interiors by Cristián Mohaded: the block is turned slightly off the street grid so that every flat faces either the Río de la Plata or the dock, and its 75-metre frontage lines up with Corrientes Avenue opposite, opening a view down the axis to the Obelisk. Five floors of amenities, a wellness centre on the nineteenth to twenty-first, a semi-Olympic pool and guest suites; from about USD 10,000 a square metre, for 2030.

How rare it is depends on who is counting. The trade press calls it the first project Sofitel has dedicated entirely to residences anywhere; a design journal calls it the brand's first in the Americas and its third worldwide. The register prints both and notes that Sofitel residences are also planned for Cartagena and Dubai.

Who it is not for

Not for a buyer who needs delivery this decade's middle: completion is set for 2030.

28.09.2026 · What Google would not hold, and why it was right

Search Console reported 152 pages not indexed against 376 indexed. The cause was the register's own structure. Six countries had two addresses — Asia and Asia-Pacific, Caribbean and Caribbean & Mexico had both been written into the region field over different intake runs, and the generator gives every region a folder. Thailand had four records on one country page and thirteen on another, each with the same title and a canonical tag pointing at itself.

Investment migration — the facts the rule turns on

No investment-migration rule has been established for this jurisdiction. The register records nothing it has not sourced.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
