The developer published what the brand cost, and almost no one does that. Total investment €51 million: €20m for the land, €20m for the project, and €11 million for intellectual property and marketing. That third line is the licence, itemised. Every branded residence in this register rests on a contract of the same kind; this is the only record where the price of the name appears as a number.

Five villas, each named for something of Lagerfeld's — St Germain for the Paris street of his office, Ramatuelle for his Riviera, Seven for his lucky number, Icon, Runway. Sierra Blanca Estates with The One Atelier: 1,045 to 1,305 square metres over four floors with a lift, five or six bedrooms, a facade of reflective ceramic dusted with white gold, on a plot of more than nine thousand square metres planted with three hundred trees.

Runway sold first at about €15m; the developer expected later villas to reach €25m; St Germain was listed at €16.5m in October 2025. Keys were promised for the summer of 2024 and villas were still being marketed more than a year later — the ordinary distance between a launch and a sale, recorded because it is ordinary and never written down.

Who it is not for

Not for a buyer who wants service: this is an unserviced private house, and the brand supplies design rather than staff. Not for anyone who wants a living designer's involvement — Lagerfeld died in 2019 and the licence is posthumous, which the Library records as contested.
