Tyrian Residences

Forty beachfront houses at Estepona with hotel-style service bought from a service company — a serviced residence rather than a branded one, and the register says which.

Editorial entry · sources recorded · property confirmation pending

There is no marque here, and the register's classification turns on that. Forty beachfront houses at Estepona, service by Grupo Besaya of Marbella, kitchens by Poliform, architecture by Yodezeen. No hotel brand and no fashion house is involved. The phrase “branded residences” is the developer's and the press's — and a service company plus a kitchen manufacturer is not a brand licence. The register files this as a serviced residence with its own inventory, which is what admits it, and records that the service is bought in.

The sales figures move in the right direction and from two speakers. April 2025: “el 50% de las propiedades ya están vendidas”. 2026: “more than 80% of homes are already sold”. Completion is given as the second half of 2026 — this year. Prices are published twice: EUR 3.6m to EUR 8.5m by one outlet and EUR 3.55m to EUR 7.6m by the other, and the register takes the lower floor with its date.

The developer is named two ways. “Prestige Expo” and “BZH” in one source; “Prestige Expo Group” in the other. Both go in the field, because a register that silently picks the tidier name is guessing. No interior designer is named, no size range and no bedroom count.

Not for a buyer who thinks they are buying a brand: there isn't one, and the hotel-style service comes from a contracted service company. Not for anyone needing exact prices — the two published ranges disagree at both ends.

In the journal

26.10.2026 · A three-star hotel in a ski station sells its own rooms, and an article of Andalusian law says why the owner gets sixty nights.

A reader sent a link and said: look, there are residences in the Spanish mountains. There are — and the hotel is selling its own rooms. The Mountains at Pradollano: “You buy a hotel room and at the same time you sign a lease contract with the hotel.” Thirty-seven rooms with independent Land Registry entries, from EUR 257,000, and owner use capped at 30 nights a year or 60.
