Mandarin Oriental Residences Barcelona
Passeig de Gràcia, Eixample. Thirty apartments and four penthouses in a twenty-storey tower — and the most expensive listing in the city on its roof.
A Ferrater tower on Barcelona's richest avenue, with a Pawson penthouse on top. Mandarin Oriental Residences Barcelona is thirty apartments and four penthouses over twenty storeys on Passeig de Gràcia, developed by KKH Property Investors — a joint venture of Perella Weinberg Real Estate Fund II, advised by Aermont Capital, and KKH Capital Group — with the building reimagined by Carlos Ferrater and the Grand Penthouse designed by John Pawson. Service comes from the Mandarin Oriental hotel on the same street, spa and Michelin-starred restaurant included.
The roof is the story and the price is published. The Grand Penthouse occupies the whole twentieth floor, 6,851 square feet with wraparound terraces and sea views, configurable from two to four bedrooms, and was listed at EUR 40 million — reported as the most expensive property on the Barcelona market. That works out near USD 5,900 a square foot, which the register records with its date because a single asking price is not a market.
Who it is not for
Not for a buyer who wants the hotel downstairs: the service walks up the avenue.
