Leiro Residences

Thirty-two residences the developer prices twice in the same document — one to two million to buy, from four hundred euros a night to stay.

Editorial entry · sources recorded · property confirmation pending

This is the clearest dual-tenure case the register has found on this coast, and the developer publishes both halves at once. Thirty-two residences — 26 penthouses and apartments and 6 villas — available from 31 May 2024, inside Higuerón Resort. Purchase: “entre uno y dos millones de euros por residencia”. Letting: villas at an average of about EUR 1,300 a night, apartments from EUR 400. One document, one developer, two prices, two tenures.

Which is exactly the case §106 was written for and did not quite cover. The register's §104 screen once rejected a development for being let rather than sold; §106 corrected it, holding that the test is a residential inventory distinct from hotel keys and that sold-or-let is the tenure field's answer, not an admission test. Leiro is the proof: the tenure field here holds both answers, with both prices and both sources, and the record is admitted on its inventory. A screen that forced a choice between them would have had to discard the developer's own words.

The Hilton name is in the developer's sentence and not on the homes. The residences sit “dentro del complejo del hotel de la marca Hilton” — the hotel is Higuerón Hotel, Curio Collection by Hilton. That is a location inside a hotel complex, not a residential brand licence, and the register's brand field says so in those terms. The resort has separately joined Preferred Hotels & Resorts, which is a distribution membership and not a residential marque either.

The buyers are foreign and the developer says so. “Ya han sido adquiridos por inversores extranjeros” — already acquired by foreign investors, which answers the eligibility field from the developer's own mouth rather than from the general rule. No architect is named, and no size or bedroom range.

Not for a buyer who wants a Hilton-branded home: the marque is on the hotel in the complex, not on these residences. Not for anyone who needs the letting terms their own unit would be subject to — the nightly rates are published, the owner's arrangement is not.

Who it is not for

Not for a buyer who wants a Hilton-branded home: the marque is on the hotel in the complex, not on these residences. Not for anyone who needs the letting terms their own unit would be subject to — the nightly rates are published, the owner's arrangement is not.

26.10.2026 · A three-star hotel in a ski station sells its own rooms, and an article of Andalusian law says why the owner gets sixty nights.

Leiro Residences gave §106 its third limb. The developer publishes both tenures in one document: EUR 1–2m to buy, about EUR 1,300 a night to stay. And The Mountains forced the harder correction — where the law requires units to be operated as one establishment, a separately titled unit is a residence even though it is also a key. The inventory test asks whether a unit has its own title and its own buyer, not whether it has its own building.
