Casa Burés

Twenty-six residences inside a Berenguer building of 1900 — three lofts, two palatial apartments and twenty-one flats, and not one source entitled to say they were sold saying so.

Editorial entry · sources recorded · property confirmation pending

The architect's own data sheet gives the inventory and the split. Twenty-six “exclusive residences of the 21st Century” inside the modernista house Francesc Berenguer i Mestres built between 1900 and 1905: three lofts, two palatial residences and twenty-one flats. The restoration and interiors are Estudio Vilablanch with TDB Arquitectura, “commissioned by Bonavista Developments”. Europa Capital, the investor, confirms the partnership — “with local partner Bonavista Developments” — states the intention to “refurbish the property to once again be occupied as luxury residences”, and gives 7,000 square metres of gross floor area without a unit count.

What nobody entitled to say it says is that the residences were sold. Neither the developer nor the architect nor the investor states a tenure, a sale, a price or a completion year. The only evidence of sale is a set of agent's listings marked Apartment sold. The register publishes the record and leaves the tenure at not established, because an agent's archive is evidence that units changed hands and not evidence of what was conveyed.

Two of the three sources here are second-hand by one remove, and the card says which. The restoring architect's own site is closed to readers by its robots file, so the inventory above comes from an architect-supplied data sheet on a third-party platform — the architect's words, hosted elsewhere. The investor's page is first-party. The original architect is Gaudí's longtime collaborator, which is the building's fame and not its sourcing.

Who it is not for

Not for a buyer who needs to know the form of title: no party entitled to state it has. Not for anyone who wants a serviced building — there is no operator, no marque and no programme of any kind.

15.10.2026 · Barcelona has two residences for sale and four for rent, and the four would not have been records yesterday

The city, swept properly, is close to empty on the sale side and not empty at all on the other. For sale: Mandarin Oriental Residences, re-read at the operator this week, and Antares at Diagonal Mar — 88 condominiums by Odile Decq, whose own project site publishes neither the count nor the address, and whose price-from differs from its agent’s by EUR 275,000. Casa Burés, 26 residences in a Berenguer house of 1900, is published with its tenure open because no party entitled to say the homes were sold has said it. For rent: Majestic Residence (28), Suites Avenue (41, Toyo Ito, 2009), Murmuri Residence Concepció and Mercer’s five duplexes in the Palau Moxó. Marriott’s own press release calls Casares “Marriott’s first branded residence in the country”, which is operator-side evidence that the gap in Barcelona is real and not merely unfound.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
