Banyan Tree Padilla Madrid Residences
Calle Padilla, Salamanca, Madrid. Banyan Tree. Twenty-four homes in a 1948 block — the brand's first in Europe.
A Gutiérrez Soto block, rebuilt as the brand's European debut. Persepolis Investments is converting the 1948 building at Calle Padilla 32, in Madrid's Barrio de Salamanca, into 24 Banyan Tree residences of 200 to 655 square metres with terraces up to 113, priced from EUR 3 to 16 million for delivery at the end of 2026; Touza Arquitectos keeps the symmetrical façade and the four open fronts, and the architect's own studio inside the building becomes the residents' Club Padilla.
It is the register's first record in Spain, and its seventh Banyan Tree. The Spanish market around it is worth noting as the sources give it: Colliers counts 27 active branded-residence projects in the country, more than EUR 4 billion of investment, and 85 per cent of buyers from abroad.
Who it is not for
Not for a buyer who wants new construction: this is a restoration inside a 1948 shell.
