Stella di Mosca Hotel & Residences

Fourteen units. Eleven apartments and three townhouses, 102 to 460 square metres, one to three bedrooms, with a 460-square-metre penthouse and a panoramic terrace — three hundred metres from the Kremlin and Red Square. Design by ACPV ARCHITECTS, the practice that drew every building on Bvlgari's Jumeira Bay island in Dubai.

It sits among the smallest counts in this register, beside Six Senses London's fourteen and the three penthouses of Four Seasons Istanbul. Moscow's entire branded market is built at this scale: fourteen here, forty-two at Fairmont Vesper, a hundred and thirty-odd at Mandarin Oriental.

Tenure is recorded as share in a company and status as not established. Russian branded residences are commonly sold with apartment status — legally non-residential premises — and no consulted source confirms whether this building has been delivered.

It opened, and the register's own record said it could not tell. This card carried status not established and the sentence that no consulted source confirmed delivery. The building opened in March 2024 as Stella di Mosca Hotel — «Before the invasion of Ukraine the property was supposed to open as Bulgari Hotel» — with so many similarities to the other Bvlgari hotels «that there is no need for branding under Bvlgari, logos having been erased». The developer's own project page is headed “STELLA DI MOSCA HOTEL & RESIDENCES”, status «Завершен», 19,585 square metres — at a URL that still reads `/projects/bvlgari-hotel-residences-moscow/`. A de-branding in Russia shows up first in that mismatch, which is why the register now stores the brand-era name, the current name and the slug as three separate fields.

And one field this sweep could fill exactly once. RBC Realty, in February 2021, described the units as «14 резиденций со статусом квартир» — residences with the legal status of apartments, that is dwellings, not the non-residential апартаменты that most of this market sells. Across twelve Moscow developments read in one pass, this is the only statement of legal class anywhere — and it is a journalist's, not the developer's. Fourteen units including three townhouses and a penthouse, 65 hotel keys, Antonio Citterio Patricia Viel on both architecture and interiors. Moscow is not among the fifteen destinations on bulgarihotels.com, surviving only as a leftover option in a contact form's dropdown.

Not for a buyer who needs residential title or a completion date: neither is established in any source consulted. Not for anyone who wants scale — fourteen units carry the whole building's costs.
