POST Hotel & Residences by ELIE SAAB
Gotthardstrasse 69, in the Hotel 3 Könige und Post of 1788. Nineteen residences beside twenty-one hotel rooms — and a superlative the maison itself does not make.
Forty units in one building, nineteen of them sold. ELIE SAAB Maison gives the split itself: 19 residences and 21 hotel rooms in the restored Hotel 3 Könige und Post, which has stood on the riverbank in Andermatt's historic centre since 1788 and whose own history page names Goethe among its guests on the way to the Gotthard. A++ Group led the restoration; ELIE SAAB Maison furnished the interiors. Completion is summer 2027. Ownership is freehold, from CHF 3.16 million for a one-bedroom to CHF 14 million for the five-bedroom penthouse, and an owner may join a hotel-managed rental pool or not.
The register declines the claim this record was found carrying, and the reason is that the maison declines it too. The project is widely described as *Switzerland's first branded hotel and residences from a haute-couture fashion house*. Elie Saab Maison's own pages make a narrower claim — that the project is the maison's debut into hospitality — and the development's own history page makes no claim of a first at all. The two are not the same statement: one is about a country, the other about a company. The register publishes the company's.
And the register's own records show why the wider claim needs care. Elie Saab already brands residences on seven cards here — Etoile Villas, Grand Bleu Tower and Infinity Villas in the UAE, Smartworld and Signature Residences in India, Etoile by Elie Saab in Saudi Arabia, Les Vagues in Qatar. This is not the maison's first residence. It is its first hotel, and the residences come with the hotel. What the register can say about Switzerland is a statement about itself: it holds no earlier fashion-house residence in the country — its four other Swiss records carry hotel marques or none — and that is a fact about the register's coverage rather than about the market.
The thing that makes Andermatt possible is a law not applying. Every other resort commune in this register's Swiss set is governed by Lex Koller, which caps a non-Swiss buyer at 200 square metres of living area within a cantonal quota, and by Lex Weber, which caps second homes at 20 per cent of a commune's housing stock and has closed many resorts to new ones entirely. Andermatt is exempt from both, which is why a freehold sale to a foreign buyer with no permit is on offer here and almost nowhere else in the Alps. The register has not found the instrument that grants the exemption and therefore does not name one — the exemption is reported consistently and its legal form is not.
Who it is not for
Not for a buyer who wants the first couture residence anywhere: Elie Saab has branded residences on four other markets in this register, and the only first the maison claims here is its own entry into hotels.
