Nobu Residences Kraków

A new residential building behind a listed 1949 office block by Józef Gołąb — and the operator and the developer cannot agree whether it holds eighty homes or twenty-five.

Editorial entry · sources recorded · property confirmation pending

The structure is unusually clear and the arithmetic is unusually not. The hotel is a conversion of the post-war Miastoprojekt building, which Nobu describes as reimagining “the historic headquarters of Kraków's post-war city architects”. The residences are a new building erected at its rear — so the residential inventory is not merely distinct from the keys, it is in a different structure. The original office block was designed by Józef Gołąb, begun in 1949, and sits in the municipal register of monuments, so works require a conservator's permit.

Eighty, or twenty-five. Nobu Hospitality's own release says “80 Nobu Residences”, and the Polish architecture press independently gives 80 for the new rear building. Izabela Błaszczyk, chief brand and reputation officer of SAO Investments — the developer — says twenty-five: “about 160 luxury hotel rooms and 25 residence apartments”. Operator against developer, both first-party, three times apart. The register's inventory line is empty and both figures stand in the prose.

And the hotel count is worse, because Nobu contradicts Nobu. The operator's release says “100 luxurious yet understated accommodations”; the operator's own hotel page says “130 thoughtfully designed rooms and suites”, as does the project's site; the developer says about 160. Three figures for the keys, of which two belong to the same house. The register records the residences and leaves the hotel's count to the parties who cannot agree on it.

What everyone agrees on is the ambition. Nobu calls this “Nobu's first-ever cultural district” — a theatre stage, a cinema hall, a recording studio, co-working and a gallery — and its first residential community in Eastern Europe. Trevor Horwell, its chief executive: “The Nobu district in Krakow – genuinely a city within a city – marks a groundbreaking development.” Grzegorz Skawiński of SAO: “As we transform cities, we now embark on a new journey with Nobu.” The Polish trade press escalates the claim to the world's first Nobu Culture District, which is the press's wording and not the operator's.

No opening year exists, from anybody. Not the release, not the operator's page, not the project site, not the developer, not the trade press. The only time guidance is Błaszczyk's “about two years” of construction works, with no start point given for that clock. The architect is the developer, which is why no external practice is named: Filip Adamczak is SAO's co-founder and its chief architect, and Nobu's page credits only “a distinguished team of world-class architects and designers” without naming one. No interior designer is named by anyone.

Who it is not for

Not for a buyer who needs to know how many neighbours they would have: the operator says eighty and the developer says twenty-five. Not for anyone who needs a date — no party has published one.

22.10.2026 · A marketing email named six Nobu addresses. The operator’s own index names twenty-five, and the register held eight.

A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
