Nobu Residences Park Meadows Amsterdam
Two hundred and thirteen homes in two towers beside the Beatrixpark, seventeen floors of them for sale and nineteen to rent — and the Nobu name is on both.
The public body and the developer give the same building, independently. Zuidas, the area authority, publishes “213 apartments, a combination of owner-occupied, mid-market rental and private-sector rental properties” across “two residential towers”, with the east tower of 19 floors to rent and the west tower of 17 floors owner-occupied. Breevast, the developer, says the same in its own language: 19 floors of rental apartments in the east tower, the for-sale apartments in the 17-floor west tower. Ben van Berkel of UNStudio designed it; interiors are by SHH of London with Studio Piet Boon; the contractor is Boele en Van Eesteren. Apartments run from 45 square metres to penthouses above 500.
The Nobu product is both towers, which is the fact a reader most needs and the hardest to find. Breevast's topping-out release puts the whole development under the marque — Nobu Residences in its headline, “213 for-sale and rental apartments” in its body — and Nobu's own wording matches it from the other side: “private residences for purchase and serviced luxury residences available for extended stays.” So the purchase leg is the west tower and the extended-stay leg is the east, and a buyer and a tenant are being sold the same name. The register publishes 213 as the inventory and the split in the rental line rather than counting one tower, because the operator is not counting one tower.
The superlative belongs to the developer, not to the brand, and the two claims are not the same size. Nobu's claim is narrow and checks out: this is “our first Nobu project in the Netherlands”, and the operator lists no other Dutch property. The broad claim — “it will also be the first branded residence in the Netherlands” — is Henk Brouwer, chief executive of Breevast, in the same release. The register could establish it in neither direction and therefore attributes it rather than repeating it. A reader hearing “first branded residence in the Netherlands” should know which of the two parties said it.
Four completion dates, all from first parties. Breevast at topping out says the third quarter of 2027; Zuidas says the first residents move in during autumn 2027; Breevast's earlier announcement aimed at mid-2027; the agent portal says the second half of 2027 while its own fields say the delivery date is not yet known. The building has topped out, which is a harder fact than any of the four, and the register records the year without the quarter.
The title is the gap, and in this city it matters. No source states whether the homes are held in full ownership or on municipal ground lease — eigendom or erfpacht — and Amsterdam is a city where that question has a real answer with real money attached. The only price in circulation, EUR 1,070,000 and upward, is a portal's, and the same portal contradicts itself on how many homes are for sale. The register publishes no price and no tenure here.
Who it is not for
Not for a buyer who needs to know whether they would own the ground: nobody has said. Not for anyone who reads the marque as meaning ownership — more than half this building is for rent under the same name.

22.10.2026 · A marketing email named six Nobu addresses. The operator’s own index names twenty-five, and the register held eight.
A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
