Costa Smeralda, Italy. Unbranded. The founding villas of a coast that was invented as a single product.
No other record here has the style of a whole region as its deliverable. Prince Karim Aga Khan IV began Costa Smeralda in 1962 and hired Luigi Vietti to write a building code; Jacques Couëlle drew the organic white forms set into granite and maquis, with no orthogonal geometry, terracotta and juniper. Sixty years later new houses on this coast are still built in that language, because the Consorzio Costa Smeralda vets façades, colours, density and landscape integration.
Ownership and control sit in two different bodies, and the register keeps them apart. The Consorzio is a private planning authority and the trademark owner; it does not own most of the houses. Smeralda Holding, wholly owned by the Qatar Investment Authority, owns the Porto Cervo marina, the Pevero golf club, large tracts of coastal land and the four hotels that set the address — Cala di Volpe, Romazzino, Pitrizza and Cervo.
That makes this the closest thing outside Britain to a Crown Estate, and it now runs further than the ground: the buyer of Villa Certosa in 2026 is linked to the same Qatari network. One capital source on the public stage of a destination and on its largest private estate.
Who it is not for
Not for a buyer who wants to build what they like: the covenant is the point and the Consorzio enforces it. Not for anyone expecting an open market — fewer than ten serious prime sales a year, and the coastal land is held deliberately tight.
