Park Hyatt St Kitts Christophe Harbour

Banana Bay, on the south-east peninsula. The first of the four resorts one developer has built in the Eastern Caribbean on the same model.

Editorial entry · sources recorded · property confirmation pending

One hundred and twenty-six rooms and suites, and both sides agree on the figure — the developer states it and Hyatt's 2017 release breaks it down as 78 rooms and 48 suites. The resort opened on 1 November 2017 at Banana Bay on the south-east peninsula, inside the 2,500-acre Christophe Harbour community. Hyatt's live page publishes no total; the number survives in a press release nine years old.

It is the first of four, and the four are a model rather than a portfolio. Range Developments, founded by Mohammed Asaria, has built this, InterContinental Dominica Cabrits in 2019, Six Senses La Sagesse in 2024, and is building InterContinental Grenada. All four are sold to buyers who are approved for citizenship in the country concerned — the developer's own Terms & Conditions define an investor as a person who has purchased a beneficial ownership interest in the Resort and has been approved for citizenship.

What the developer does not say is how any of it is financed. The register went looking for a statement on its two domains and found none — no sentence about how the projects are funded, only a promotional claim on two project pages that investing in the Park Hyatt “has no development risk”. The business model is legible from the Terms & Conditions and from the project pages titled *A Grenada Citizenship by Investment Program*; it is nowhere stated as a model.

And the developer disagrees with itself about when it began. Its About page says founded in 2011; its team page says Asaria founded it in 2012. No headquarters is stated on either domain; the group site gives a Dubai office.

Who it is not for

Not for a buyer who wants a home: what is sold here is an interest in a resort, defined by the developer and nowhere else, and conditioned on an approved citizenship application.
