Fifty residences announced in June 2022 for a 2025 opening. The year has passed, the operator still says coming soon, and nobody has published a new date.
The announcement is precise and four years old. Nobu Hospitality, June 2022: “Nobu Hotel Punta Cana, scheduled to open in 2025, will offer 200 guest rooms and suites including 12 villas”, with “a signature Nobu restaurant, meeting, and event spaces, and 50 Nobu residences”. The Spanish trade press confirms both figures. The fifty are counted apart from the keys, which is what makes this a record.
The date has passed and no party has replaced it. The operator's own menu still labels Punta Cana coming soon; its hotel page is still in the future tense. Neither Nobu nor RCD Hotels has published a revised year, and the register records the original schedule and its lapse rather than quietly dropping the date — a schedule that has expired is a fact about a project, not an omission to tidy away.
The relationship is described as investment rather than licensing, without being named. Trevor Horwell, chief executive of Nobu Hospitality: “The addition of these new mixed-use projects solidifies the mutual long-term investment that we have with RCD Hotels.” Roberto Chapur, president of RCD: “We are pleased to continue our thriving partnership with Nobu Hospitality”, and “The expansion into the Caribbean, a region where RCD Hotels has seen much success, is a pivotal move for Nobu Hospitality.” Mutual investment suggests a co-investor rather than a pure licensor, and no source states the instrument.
No district, even. Not Bávaro, not Uvero Alto, not Cap Cana — the operator places it only on “the eastern coast of Dominican Republic”. No address, no architect, no interior designer, no floor count, no tenure, no sale-or-let statement and no price from any party including agents.
Who it is not for
Not for a buyer: an announcement, a count and a lapsed date are not a product. Not for anyone who needs to know where in Punta Cana it is — the operator names no district.

A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
