Nobu Beach Inn Residences

Twenty-five four- and five-bedroom bungalows on one-acre beachfront lots, beside an inn of thirty-six bedrooms. The only record in this group whose price the operator publishes itself.

The residences are a separate inventory and the operator counts them separately. Nobu Hospitality: “The Nobu Beach Inn will also include 25 beachfront residences, further expanding Nobu's residential portfolio” — in the same release that gives the inn as “36 bedrooms across 17 individual villas”. Twenty-five homes against thirty-six inn bedrooms, two inventories in one sentence apiece. The developer describes them as “four- or five-bedroom beachfront bungalows connected by pools, gardens, and pathways”, each on a one-acre beachfront lot of 5,000 to 6,000 square feet.

And the price is the operator's own, which almost nothing in Nobu's residential portfolio is. “Nobu Beach Inn Residences start from $12 million USD”, says Nobu Hospitality; “Pricing starts from $12 million USD”, says the developer. Two parties entitled to set it, saying the same figure. Across twenty-five Nobu residential locations the register has now read, this is one of two places where a price comes from someone other than an agent.

The licence is spelled out, and it is worth quoting because most are not. The developer publishes a disclaimer: “The Beach Club residences are not owned, developed, or sold by Nobu Hospitality LLC or any of its affiliates”, adding that it “uses the Nobu name, trademarks, and trade names under a limited, non-transferable license.” That is a licence, stated as one — against a management agreement at Al Marjan Island and the word partnership standing in for an instrument almost everywhere else.

Both tenures apply, and the form of title does not. Owners may put a residence into a rental programme arranged and managed through the inn. But no first-party source anywhere uses the words freehold or leasehold, and the strongest ownership language the developer offers is an invitation to “own a home on one of the last unspoiled beaches in the Caribbean”. The register records the sale and leaves the title unstated, which on an island this small is not a formality.

Three completion dates, and the preview is not the opening. Nobu and the developer both say the inn is “set to be completed in late 2026”; the design press says the residences are “expected to be completed in 2027”; trade press describes the December tented-suite stays as coming “ahead of its full debut in late 2027”. The two beachfront tented suites now taking reservations are inn inventory, not residences — a preview of the hotel, which is a distinction a reader of the marketing would not necessarily make.

The register corrects a premise of its own here. It went looking for this development inside the Barbuda Ocean Club, on the assumption that Discovery Land Company was behind it. It is not. The Beach Club is a separate venture, founded by Robert De Niro with James Packer and Daniel Shamoon, and neither the Ocean Club nor Discovery Land appears anywhere in Nobu's release or on the developer's site. The island is small enough that two developments can be assumed to be one, and they are not.

Who it is not for

Not for a buyer who needs to know what form of title they would take: no party has stated one. Not for anyone treating the December tented suites as an opening — those are inn rooms, and the residences are a year behind them.

22.10.2026 · A marketing email named six Nobu addresses. The operator’s own index names twenty-five, and the register held eight.

A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
