Twenty-two homes in a 21-storey tower on Sukhumvit 38, each with a 'Passion Space' — a garage of up to 312 square metres joined to the residence by a private lift, meant as a gallery for a car collection. Ananda Development and Porsche Lifestyle Group priced the duplex and quadplex 'Sky Villas' from THB 525 million to 1.4 billion, about a million baht a square metre, the highest in Thailand, and say they will choose their buyers.

Porsche's third tower after Miami and Stuttgart and its first in Asia; the register holds the Miami tower (PR-D-049), where cars ride up to the flats in glass lifts. Construction began in 2025 for completion at the end of 2028. It was named in five of the research reports, more than any other Thai project.

Who it is not for

Not for a buyer who simply wants to buy: the developer selects its purchasers.

Porsche Design Tower Bangkok offers 22 homes, each with a garage-gallery joined by a private lift, at about a million baht a square metre — Thailand's highest — to buyers its developer chooses; it was named in five research reports. InterContinental Residences Hua Hin fills the town's last beachfront plot with nine low buildings holding 238 homes, or 97, depending on the agent. Kempinski Hotel & Residences Khao Yai puts sixty homes beside a national park, a golf course and a private airstrip; Amatara Residences Rayong sells a wellness resort as a freehold estate of villas and condominiums.
