Portonovi, Montenegro. One&Only. Waterfront villas at the entrance to Boka Bay, each with its own jetty and dock.
This is the first record in the register where the moorage belongs to the house. Eight developments here sit beside a marina and not one conveys a berth. At Portonovi each villa has a private jetty and dock of its own — and the resort's 238-berth megayacht marina, with reported fuel tax relief of up to forty per cent, is a separate amenity beside it. The Berth field was added two days ago to catch exactly this distinction; this is the record that justifies it.
Three- and four-bedroom villas of 529 to 571 square metres — types named Orjen, Rumija and Lovćen after Montenegrin mountains — with private pools, staff studios, butler service and access to the One&Only beach. The letting arrangement is published, which is rare: owners may put a villa into the pool of One&Only-operated units and let it through the brand's booking system.
Portonovi is four residential products, not one. One&Only Private Homes are the branded quarter; Village Residences, Marina Apartments and Sky Villas carry no brand at all and are sold by the same developer. They are entered here as a separate Landmark record. The resort is given as 290 properties in one source and 218 in another.
Who it is not for
Not for a buyer who wants a berth for a large yacht as of right: the jetty is the house's, the marina is the resort's, and the two are not the same asset. Not for anyone who wants an established market — Montenegro's prime coast is young, and the comparables are thin.
