Tour Odéon
Monaco. Unbranded. A 170-metre tower whose private apartments pay for the public housing beneath them.
The interesting number here is not the penthouse. It is 177. Tour Odéon is a mixed programme in which 177 public apartments for Monegasque nationals are financed by 82 private luxury ones. A private tower cross-subsidising public housing is unlike anything else in this register, and it is the reason a building of this height exists in this principality at all.
Monaco's tallest at 170 metres and the second tallest on the Mediterranean coast: Groupe Marzocco with Alexandre Giraldi and interiors by Alberto Pinto, serviced apartments from the 20th floor up, two sky duplexes of about 1,200 square metres, and the five-storey Sky Penthouse across floors 45 to 49 with an infinity pool, a spa and a slide from the dance floor into the water. A parking space was reported at €250,000.
The Sky Penthouse has been listed, not sold. It has carried figures between about $387m and $400m and the description *most expensive apartment ever listed* — which is precisely the claim the register can verify and the one about a sale is not. No instrument is public. The record carries a listing and will carry a sale when one exists.
Who it is not for
Not for a buyer who wants an exclusively private building: the tower is shared with public housing by design, and that design is its licence to exist. Not for anyone who reads the penthouse's headline figure as a market price — it is an asking price that has never been met in public.
