The mountain has one development on it, and this is it. Aman's fourth Japanese property sits on the slopes of Mount Moiwa inside a nature reserve, and the exclusivity here is regulatory rather than commercial: nothing else may be built alongside it.

Thirty-one standalone residences complete the masterplan, alongside a hotel and an Aman Spa; Phase 1 is eleven villas of two to four bedrooms. Every residence has its own onsen, indoor and outdoor — in the onsen capital of the world that is table stakes rather than a flourish, and it is also the reason the plans are what they are.

The register carries tenure as not established. Japan permits foreign freehold, which makes the omission notable rather than routine: the terms simply are not published, and the register will not infer them from the country.

Who it is not for

Not for a buyer who wants ski-in convenience above all: Moiwa is the quiet mountain, not the busy one, and that is the trade being offered. Not for anyone buying finished — the first phase is under construction and no completion date is published that two sources agree on.
