€69,000,000 in 2023, for a 1,200-square-metre Belle Époque mansion on a private stretch of Avenue Foch near the Arc de Triomphe: a cinema, a fifty-two-foot indoor pool, a hammam, a nightclub and a wine cellar. The buyer is reported only as an Asian client acting through a local developer, so the register carries the party as not established.

Avenue Foch produced two of the three largest continental sales in the same year. The Blumenthal-Montmorency hôtel particulier took €46.5 million a few doors away. Two sales of that size on one avenue in twelve months is the concentration this register keeps finding — Gough Hill in Hong Kong, Belgrave Square in London, Paradise Cove in Malibu. Trophy markets are a few hundred metres, not cities.

Paris still holds the continental per-metre record and it is eighteen years old: €51,000 per square metre on Quai Anatole-France in 2008, unbroken since. Passy Hill reached €39,000 in 2019 and stopped there.
