Almost nothing else in this register publishes its first release by unit type, and this does: nine direct oceanfront villas, one direct oceanfront Astor villa, thirteen ocean-view condominiums and two penthouse ocean-view condominiums. Condominiums from USD 4.5 million, villas from USD 13.5 million, in a development limited to seventy-four units inside the Quivira community at Cabo San Lucas.

Club access is optional and the developer says so. Membership of the oceanfront Quivira Golf Club — a Jack Nicklaus signature design — is offered rather than conveyed. That completes a set: at Hualālai membership comes with the deed, at Ocean Reef three sponsors and a vote stand between the contract and the club, and here it is a choice. Three American models of the same amenity, and the register now holds one of each.

Mexican coastal ownership runs through the structures the register recorded at Mandarina — the foreign-buyer field reads *structured through a company or lease*, not freehold.
