Unconfirmed residences

Names the register can neither write nor dismiss — held in the open, with what is known and what is missing.

A name reaches this page when the research that named it cannot be matched to a development the register can verify: the sources describe hotel rooms rather than homes, or they describe nothing at all, or only the seller speaks. Nothing here is a judgement that the place does not exist or does not qualify — the register says that on the research page, where declined names carry their reasons. These are simply open.

18 names are open at this revision. Each moves to a record the moment a second, independent source settles it; anyone who can point the register at one is welcome to.

Austria

The Residences at Mandarin Oriental, Vienna

every source reached describes Mandarin Oriental Vienna as a 138-room hotel in a restored 1908 Art Nouveau courthouse at Riemergasse 7; none mentions residences, though two reports name them.

What would settle it: a developer or brand source describing residences for sale at Riemergasse, or a count of them.

Sources tried: guide.michelin.com; mandarinoriental.com.

France

Signature, rue de la Faisanderie

a Paris address named in a report; no development of this name reached the register.

What would settle it: any published account of the building and its residences.

Named in: Knight Frank, The Residence Report 2025-2026, p. 10.

Italy

Le Ville Serristori

named by the Fingen group among its Florence projects, beside Palazzo Tornabuoni; no account of the residences themselves reached the register in this pass.

What would settle it: any published description of the villas: their number, their state, their sale.

Named in: Knight Frank, The Residence Report 2025-2026, p. 9.

Italy

Tenuta di Forci

a Tuscan estate near Lucca named in a report; nothing usable returned in this pass.

What would settle it: a source describing residences offered for sale on the estate.

Named in: Knight Frank, Global Branded Residences Report 2023, p. 13.

Portugal

Pine Cliffs Residence, Luxury Collection

Pine Cliffs Residence, within the Pine Cliffs resort at Albufeira in the Algarve, is offered in every source reached as serviced apartments to rent; no source shows residences sold, though the resort is managed by Marriott's Luxury Collection.

What would settle it: a developer or agency source showing apartments or villas sold at Pine Cliffs, or a count of them.

Sources tried: designholidays.co.uk; pinecliffs.com.

Qatar

Four Seasons Resort and Residences at The Pearl Island

every source reached describes the Four Seasons Resort and Residences at The Pearl-Qatar as a 161-room hotel at Porto Arabia Drive 127; none shows a residence sold or gives a count, though 'Residences' stands in its name.

What would settle it: a developer or agency source showing residences sold, or a count of them.

What would settle it: any published account of a JMJ development on Qetaifan Island North.

Named in: Knight Frank, Private Capital Report 2025, p. 13.

South Korea

Novotel Residences Busan

no development of this name found; every source reached for 'Novotel Residences Busan' is a hotel booking page, and Accor's Novotel Residences pages name no Busan project.

Sources tried: novotel.accor.com; agoda.com.

El Viso Residences

declined 30.09.2026 on the register's own floor: fifty homes of 68 to 200 m² at Calle Antonio Pérez 24 in El Viso, Chamartín, by Touza Arquitectos — the practice behind the register's Banyan Tree Padilla record — with a residents' garden and pool, a gym, a concierge and a BREEAM Excellent certificate, delivery stated as Q3 2025, Knight Frank the agent. No brand of any kind, and no claim that the building itself is the argument. A good address in a good district is not a landmark, and the register would rather leave it out than pad the count.

What would settle it: a brand or an operator attached to the scheme, or a defensible landmark claim — an architect whose name sells the building, a protected structure, or a first of its kind.

Spain

Sabina Estates

the name is the Sabina Ibiza villa estate — about fifty villas by fourteen architects and designers on a private estate on Ibiza — but only the estate's own site reached the register; a second, independent source is needed before a record.

What would settle it: a report, a news account or a sales listing from outside the estate's own site.

Named in: Knight Frank, The Residence Report 2025-2026, p. 16.

Spain

The Ritz-Carlton Abama

declined 30.09.2026: no residence at Abama carries the Ritz-Carlton name. The Ritz-Carlton Abama is a hotel at Guía de Isora, Tenerife; the estate's real-estate division belongs to Arum Group, which has invested more than EUR 500 million across nearly 190,000 m² of buildable land and sells plots and the Bellevue, Las Atalayas, Las Terrazas and Los Jardines developments. The branded-residence arrangements there are managed by My Way Meaningful Hotels, and the hotel's offer of services to residents is a relation, not a brand on a building.

What would settle it: a Marriott or Ritz-Carlton statement naming a residential product at Abama, or a sales page carrying the Ritz-Carlton marque on homes rather than on the hotel.
