Mandarin Oriental Residences, Grand Cayman
St James Point, Grand Cayman. Mandarin Oriental. Forty-two homes on seventy acres of forest — the brand's first new build in the Caribbean.
Two buildings, two ways of living. At St James Point on Grand Cayman's southern tip, 70 acres of maritime forest with 2,700 feet of shore hold Mandarin Oriental's first purpose-built Caribbean project: twenty Beach House residences above a 91-key resort and twenty-two in Ocean House, a separate building on the iron-shore cliffs by the Paris practice AW2, whose penthouse of more than 12,000 square feet is listed at USD 37 million. Ground was broken in February 2025 for early 2028, with more than two-fifths sold by word of mouth beforehand.
Cayman title is unusually plain, and the register records it because so few of its entries can: foreign buyers hold freehold through the Land Registry, with no annual property tax and no capital gains tax, and a one-time stamp duty that rose to ten per cent above CI$2 million on 1 January 2026. The site is 70 acres in the announcement and 'over 60' in one account; the sales company, not the hotel group, is the offeror.
Who it is not for
Not for a buyer who wants Seven Mile Beach: this is the quiet, wooded south shore.

Investment migration — the facts the rule turns on
No investment-migration rule has been established for this jurisdiction. The register records nothing it has not sourced.
The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
