The berth conveys, and it is one of only two records in this register where it does. Every villa has a private lagoonside dock, with a waterfront pool and a sundeck. The other is the Romazzino compound on Costa Smeralda. Against that: eleven developments here sit beside a marina and give nothing — including both Portonovi records, where the register's own field reads *marina on site, no berth right recorded*. A dock written into the product is a different asset from a marina in the view, and the register keeps a field to say which.
Thirty-eight villas along the lagoons and canals of Mayakoba by RLH Properties, two to four bedrooms, a spa-style ensuite to every bedroom. Residents take full access to Rosewood Mayakoba and to the master-planned community, with VIP treatment at every property in the Rosewood collection.
A villa rental programme and property management are offered by the operator, which the register records rather than leaving the field unstated — an owner who intends to let should know the operator is already in that business here. The enclave is published two ways, 620 acres on one page and unnumbered on another, and both are carried.
Who it is not for
Not for a buyer expecting freehold: Mexican coastal title for a foreign buyer runs through a structure, and the register says so before the price. Not for anyone who wants the dock and not the programme — the operator manages both.
