One&Only Mandarina Private Homes
Riviera Nayarit, Mexico. One&Only. Villas of three to eight bedrooms on a 257-hectare masterplan — among the first One&Only homes sold anywhere.
Two hotels, two brands, one masterplan — and the register holds them as two records. Mandarina runs to more than 257 hectares of beachfront and in its final phase is stated to hold 105 One&Only rooms and 140 Rosewood rooms with 120 private residences across both. This record covers the One&Only Private Homes; Rosewood Mandarina is separate, under the same rule that split Jumeira Bay into four and One Za'abeel into two.
The licence terms are published, in the now-familiar wording. The developer states that the Private Homes are not owned, developed or sold by Kerzner International, and that RLH Properties uses the One&Only name under licence. Four brand families in this register now publish that clause — Accor, Montage, Kerzner and Raffles — and the register records which do and which do not.
The same page adds a line the brochures elsewhere omit: purchasers must comply with the applicable condominium regimes. That is how a foreign buyer ordinarily takes Mexican coastal property, and it is why tenure here reads condominium rather than freehold. Fifty-five villas were available for sale as of the 2022 account, among the first One&Only homes offered for ownership anywhere.
Who it is not for
Not for a buyer expecting freehold on the shore: Mexican coastal ownership runs through condominium regimes and the developer says so. Not for anyone wanting a finished destination — the golf course is stated as coming and the masterplan's final phase is not built.
