Six Senses Residences Kaplankaya

The gardens are larger than the houses, by a factor of five. Villas run 175 to 600 square metres of internal space on private plots of a thousand to three thousand six hundred — which inverts the usual ratio of a branded residence and is the substance of what Kaplankaya sells. Carlos Ferrater drew them into the contours of a masterplanned peninsula in Milas, beside a Six Senses resort with a ten-thousand-square-metre spa.
The final Panorama Phase adds a funicular carrying owners from house to beach. Its size is given as 76 villas in two sources and 78 in a third, and the garden range as 1,000–2,500 square metres on the developer's own page against 1,000–3,600 elsewhere.
Two claims the register carries without adopting. A 256-berth marina and Marina Village at Nar Harbour were reported for completion in 2024 — in an article published in January 2024, which is a target and not a delivery; no berth right attaches to these villas either way. And brokers market the purchase as a route to Turkish citizenship by investment. That is a statement about Turkish law, not about this development, and the register does not repeat it.
Who it is not for
Not for a buyer who wants a finished resort community: the last phase is still selling and the marina is unconfirmed. Not for anyone buying for the citizenship — the register cannot verify eligibility and the brokers who raise it are not the developer.
